Design the whole lifespan

Draft, not reviewed Drafted with AI help from the owner's brief (22 Oct 2026); examples sourced 22 Oct 2026. Not yet reviewed.

The problem

The problem

A facility is designed for its opening and assessed on its first stage. Refits, later stages and the end of its life (decommissioning, demolition, reuse) are left to whoever owns it then, and nobody is obliged to pay for them.

The pattern

The pattern

State the plan for every stage, plan to operate, refit and end, with who holds each obligation. Design the structure for reuse, and secure the end-of-life obligation (a bond, a permit condition) from the start.

What it changes on the ground

  • Structure and floor heights that suit other uses
  • Staging plan with what is built when
  • An end-of-life plan, published
  • The end-of-life obligation bonded or conditioned

What makes it credible

One , traced step by step. Each step needs its own evidence.

  1. 1

    Existing condition

The site's history and current permits

  2. 2

    Proposed change

Staging and end-of-life plans, with the obligation's holder

  3. 3

    Delivered work

    Each stage as built

  4. 4

    Maintained condition

    Refits recorded

  5. 5

    Measured result

    The end-of-life obligation met

    What the source establishes
Its designer presents the project as the adaptive reuse of an existing masonry and timber building.
“The project reimagines an existing two-story masonry and heavy-timber building”
    Gensler (on gensler.com) · stored as s/0GVA-KV
    The question it raises here
Could an existing building take this use, and could this building take another use later?
    Not checked
The company's or designer's own account, stored by PLOT on 22 Oct 2026 and not yet reviewed by a person; nothing here is independently checked. A design record: the building was due for completion in 2026.

Questions to take to a design discussion

  • What happens to the building in 30 years?
  • Who must pay to decommission it, and is that secured?
  • Could the structure become something else?
  • Which stage is it in now?
